Exploratory Works 344-350 Old Brompton Road

As you may be aware, following a comprehensive programme of local community and stakeholder consultation, we recently submitted a planning application to the Royal Borough of Kensington & Chelsea to redevelop this long derelict site opposite West Brompton station. We want to transform this vacant site into a new building that will deliver 51 much needed new homes for rent, of which 23 will be affordable homes, together with a range of flexible ground floor spaces that could become cafes, shops or arts spaces. The building, designed by Pilbrow and Partners, features a range of innovative sustainability measures, including the use of air-source heat pumps instead of gas boilers, and rooftop solar panels, which will deliver a building that results in 55% less carbon emissions than if it was built to the current Building Regulations.

The application will be determined by the appropriate planning committee at RBKC later this spring (currently anticipated around the end of April.) In support of the application, we will be undertaking a series of routine exploratory site investigations over the coming weeks. The purpose of these works is to understand where utility pipes and cables are located underground, and how deep they are, giving us a better understanding of how if a building is approved on this site, it could be built with the minimum disturbance for local residents.

These works will include the digging eight trial pits on the footpath on both Old Brompton Road and Eardley Crescent adjacent to the project site. These trenches will be appropriately secured and will see safety barriers put in place, and these works will necessitate partial and short-term footpath closures.

Whilst there will be a temporary diversion, pedestrian access along Old Brompton Road and Eardley Crescent will be maintained at all times. There will be no requirement for any road closures, however it will require the temporary closure of the cycle lane (between 29th March until 9th April at the latest) and the bus stop running east outside the site will also be temporarily relocated. Transport for London will confirm the new location closer to the time and we will communicate this as soon as we are made aware.

• Trial Pits 3 to 7 will be excavated between the 29/03/21 – 09/04/21
• Trial Pits 1 & 8 will be excavated between the 12/04/21 – 16/04/21
• Trial Pit 2 – dates to be agreed with RBKC

The works will take place during weekdays only between 8am and 6pm and our contractors aim to mitigate any noise implications, in line with RBKC’s Environmental Health conditions.
